Our Rental Process

We believe in making renting as easy as possible, providing our customers with flexibility and choice. We know moving can be stressful, which is why we support our customers throughout the rental process by being transparent and helping to find the right home for them.

Step 1: Start your search

Simply filter by location and preference to browse our available properties. We have properties throughout England and Wales, from brand-new contemporary apartments to family homes. Simply search then complete the enquiry form, which helps us process your request.

In advance of your search here are some helpful tips:

1. Calculate what you’d be comfortable paying in rental payments each month. Our properties do not include utilities or council tax, so you will need to consider this as an additional cost. However, many of our homes do include Wi-Fi, gyms and co-working spaces with meeting rooms.

2. Affordability criteria can vary, but generally the collective annual salaries of everyone who’ll be making rental payments would need to be around 30 times the monthly rent for you to be considered able to meet the monthly rental payments comfortably. So, if you’re planning to split the rent with others, the calculation would apply to your combined household income.

3. If being able to meet the affordability criteria is a concern, then there are other options. We do accept guarantors or a higher proportion of rent in advance, but we recommend you discuss this upfront with our team.

Step 2: View the property

We recommend that you view the property in person, so you can get a feel for the space, the development and the local community. Most of our developments are located close to public transport options and amenities, so it is worth a look around. If it’s not possible for you to view in person, we can arrange a virtual viewing.

During your viewing, you’ll meet with a member of our team who are all knowledgeable about the local area and very happy to help.

Step 3: Do the paperwork

Great, you have found the perfect home to rent, but before you can move in, we need to do some paperwork.

Holding Deposit

You’ll be asked to pay a holding deposit to secure the property. This will equate to one week’s rent and will be credited against your initial payments when you move in.

Referencing

Before any tenancy can be signed you will need to complete a reference check. We use a third-party referencing provider, which is done online and takes minutes to complete. The referencing check includes a credit check, as well as verifying your employment status and household income details. We will also carry out a right to rent check on all applicants so please have your passport or share code handy (if you are a non-UK citizen), and if you have any questions just ask the team.

Tenancy agreement

Once you have completed your references, you’ll receive tenancy documents to sign digitally.

When you have signed your tenancy agreement, we will send you a copy including some other important documents which we ask that you keep safe.

Step 4: Move in

We’ll agree a move-in date, key collection and a move-in time slot. We'll also provide advice about nearby parking options for unloading your belongings.
